Real estate plays a critical role in the development of a country’s economy. India has tremendous growth potential which has been rightly identified by the world. As a result, the country has emerged as a preferred destination for investments. The rise in population coupled with growing urbanization has put significant pressure on the cities and towns of the country to develop the infrastructure of which real estate is an integral part. The residential sector contributes over 5% to the country's gross domestic product. Retail, hospitality and commercial real estate are also playing significant role in the growing urbanization. The next 10 years will further witness a dramatic shift in the form of GDP composition and the other significant macro-economic indicators. The real estate industry cannot sustain growth in isolation; it requires supportive Government policies, modern infrastructure and investment friendly climate.
The existing urban housing shortage is estimated at 18.78 million of which more than 95 per cent of demand from Economically Weaker Sections and Lower Income Group. It is also estimated that India will need to have nearly 900 million urban residents by 2020. Thus, the potential of the real estate sector to create a positive and wide spread impact on the growth of the Indian economy should be recognized and encouraged at all levels.
